depending on the lease, and applications may need to be
made to the head lessee or freeholder of the property.’
This part of the process can take time so the sooner
Base Interior is on board the better.
‘If appointed early, we can manage many of these
issues more easily and help to remove the pressure on
you,’ Deborah endorses. ‘Protecting clients from the
stresses of the process is a big part of our job.’
While waiting for permissions to be received, Base
Interior will be busy exploring possibilities for the interior
scheme and creating concepts for presentation. If the
team has understood your aspirations – and it generally
does – then the concepts can be signed off quickly.
‘Once conceptual design has been approved by you,
we will apply it to each space in the property, allowing
us to detail all the finishes and product information, right
down to the style of crockery,’ explains Deborah.
‘And when you sign this off, we can then coordinate
the technical design, which includes the lighting and
electrical layouts, as well as related services such as
the air conditioning. The full specification of the works
can then be accurately priced by contractors.’
By collating the design and product information and
detailing the scope of work for contractors, the tender
responses will be as accurate as possible, enabling
budgets and schedules to be forecast precisely.
‘When tender responses are received, we can help
you select the best contractor, administer the contract
and agree a firm schedule,’ says Deborah.
Once on site, Base Interior will continue its full
coordination and quality control service. Then, on
conclusion of your project, it will complete a meticulous
snagging process before dressing and styling the
property to suit your personal taste and requirements.
